1st Quarter Housing Report for New York State

If you would like to know more more about how the Ulster County real estate market compares to other places in New York you can find out by reading this report.  What is obvious is that inventory is at an all time low and homes are selling faster than ever and we are seeing a healthy improvement in sale price.

Market Data

If you have been considering a move, now is a very good time to get your home on the market.  From this report you will see that the number of sales in Ulster County is very strong especially in some areas like the City of Kingston.

ULSTER COUNTY IS LEADING THE WAY FOR ALL MODES OF TRANSPORTATION

As lifestyles shift and the Millenial generation takes over, we are seeing that cars are not the only show on the road any longer.  I see it all the time with younger families looking for their first home who want to have the ability to walk to work, be near a park, and especially have the option to walk to school.  The model of having a 2 car family is no longer the norm.
This leads us to having to look at our aging infrastructure and shifting sidewalks.  Multiple lanes of car traffic, with no pedestrian or bike access is now a problem.  (Town of Ulster, please take note!)

Recently the Kingston Land Trust, Cornell Cooperative Extension, The Ulster County Board of Realtors, and other organizations had a wonderful Active Transportation Conference.  Please take a look at the video and get an idea of why these initiatives are so very important.  You can click on the link below.

FHFA Monthly Report - A Barometer Of The National Real Estate Market

Last November while attending the National Association of Realtors convention in New Orleans I attended a seminar on ways to help forecast trends in the real estate market.  The FHFA report shed a lot of light on housing affordability and the economics of buying vs. renting, inventory rates, and other things that impact the market.  For those of you who love to look at numbers and data, this report is perfect for you.  Although these reports can change month to month, it is important to look at the longer term results to get a clear picture on what is taking place in our market on a national level.  As you will see, the Northeast has shown a much slower rate of growth.

Well, here we are with nearly a month of 2015 under our belts.  I have not been updating my blog over the past months, but I have promised myself that I would get back to it again this year.
I will be posting interesting articles, sales figures, and other things relating to our local real estate market.
Here's the first of many, a new report from the New York Assn. of Realtors with information on the year's end reports for 2014.
